What are your office hours?

Our office is open from 8:30 a.m. until 5:30 p.m. You can stop by, pay rent, request service or just say “hi.” We also have a mail slot in the front door for residents to drop off rent payments, if you choose. Please make sure to include your address and apartment number on the check or envelope.

Does UIP offer resident referral rewards?

What is considered an emergency service request?

Water over-flowing from your toilet or other active leaks that cannot be stopped and will cause significant damage in the short term, air conditioning issues on an excessively hot day or evening (above 80 degrees), and/or any repair item that endangers residents or others safety, are all emergencies.

What items are safe to dispose in the toilet?

Sewers are designed to dispose of very specific things; toilet paper and human waste. Refrain from using “flushable” items such as baby wipes or diapers. These items do not break down fast enough and they will clog your toilets and tangle the drains.

DO NOT FLUSH LIST:
Diapers of any kind (cloth, disposable, “flushable”)
Facial tissues
Baby wipes, disinfectant wipes, moist wipes, etc.
Toilet bowl scrub pads
Swiffer sheets
Napkins (paper or cloth), paper towels

Can I flush “wet wipes” or other items marked as “flushable”?

No. There are no requirements that a product must meet to be labeled flushable and products labeled as flushable may still cause blockage because they do not break down nearly as fast as toilet paper.
If you must use items like “wet wipes” or baby wipes, please bag them and dispose of them in your trash.

Where can I pay my rent?

In-Person: Visit our main office at 3406 Connecticut Avenue NW. We are located a block south of the Cleveland Park Metro on the west side of the street. Our office hours are 8:30 a.m. -5:30 p.m, Monday through Friday.

Online: Pay rent online via Resident Login. To learn how to set up your online payment, email info@uippm.com

Neighborhood Locations: Residents can pay with cash at neighborhood payment locations with their resident account card. Residents will receive a receipt for payment and payments are credited as of the date on the receipt. There is a $1.25 fee for payments up to $2000. More than $2000 will require an additional fee. Payments are accepted at the following locations:

How do I set up my number in the call box at my building? What if I don’t have a local phone number?

Most of our access entry systems operate on internet phone lines and support telephones from out of the area, including cell phones. This information should be collected at the time of lease signing and your Leasing Associate or Property Manager will pass this information to the proper folks in our office. From there, our office will program the phone number into the access entry system of your building. If you have any problems, email service@uippm.com and be sure to include your apartment number and the telephone information that you need us to have or call (202) 244-3811.

Can I have more than one phone number and name associated with my apartment?

In most cases the entry systems in your building will allow for more than one name and number per apartment. A person must be on the lease or registered as an occupant of the apartment in order to be listed.

When do I contact my property manager?

Property Managers should generally only be involved with lease signing, move-in and move-out and handling special situations. If you experience a problem, have a service request or have any questions, please email service@uippm.com or call 202-244-3811 and one of our Resident Service Coordinators will respond quickly. You should never need to contact your Property Manager unless there is a problem that remains unresolved. However we have included the property managers’ contact info above.

How can I get in touch with my property manager for certain matters?

You can email your property manager if you like but most issues can be handled with our Resident Service Coordinators, via email or our service line. We have several service coordinators, each specializing in a specific area: maintenance, accounting and general questions. They will do the research and ask the appropriate individual(s), including your Property Manager, and respond to you as quickly as possible.

How can I get additional key fobs?

We currently provide one fob per lease holder. If you need a fob for a Registered Occupant, dog walker, caretaker, or if you need a replacement fob, its as easy as filling out a request form. Please note there may be a $50 fee. You can email your completed request form to your Property Manager, drop it off at our office or you could fax it…but who does that anymore?!

How do I use my Washer/Ventless Dryer laundry system?

Many of our apartments feature the LG WM3455 “All-in-one” Washer/Ventless dryer laundry system. This system is created to save space and time. Now laundry is as easy as using the dishwasher. It is important that you follow the specific instructions for these machines. They are high efficiency units and require specific soaps and detergents.

I have rodents/pests inside my apartment. What do I do?

We have contracted pest control services for your building and they visit monthly, at minimum, more often if necessary. If you have a pest problem, please email service@uippm.com or call 202-244-3811 ext. 112 and speak with Esther(eguevara@uippm.com). Esther can place you on the next scheduled visit or arrange a separate visit to inspect and treat your apartment. This covers most ant, roach or mice issues.

For Bed Bugs – if you think you may have bed bugs, please let Esther know. Esther will arrange for an inspection and treatment. There are two types of treatments for bed bugs, chemical and heat. The chemical treatments take two to three visits. The heat treatments take only one visit but require certain items to be removed from the apartment (plants, pets, artwork).

Move-in/Move-out FAQ

How do I reserve parking spaces for my moving truck?

You can obtain “No Parking” signs online or you can call DDOT 202-442-4670
You may be required to show proof of residency, lease, etc.

Where can I find the Notice to Vacate?

You can email info@uippm.com and we will email you the PDF of the form.

Where do I turn in my keys?

You will be able to hand your keys to the Property Manager upon final walk through or you can return the keys to the office at 140 Q Street NE, Washington, DC 20002, after you are done moving out.

Will there be a walk through inspection when I move out?

Yes, you will need to contact one of our Resident Service Coordinators to schedule a walk through and move out with your Property Manager.

What is the process for receiving my security deposit refund?

After your walk through, move out and returning your keys, the Property Manager will process paperwork to issue your deposit back. Any unpaid, unresolved charges and any charges for damage to the apartment will be deducted from the security deposit.

What is the process for scheduling the elevator when I move, and on what days and times am I permitted to move?

When you sign your lease, you will fill out a form that includes this information and the Property Manager will schedule the elevator pads to be installed to protect the elevator.

What do I do if I need to terminate my lease early and what are the fees?

If you terminate your lease before the end of the lease, you could be held responsible for the entire balance of the lease, even if it is six months or more. If you do terminate early, you are only responsible for the lease until we lease the apartment. However, there is no way to know how long that will be.

What is the procedure for giving my notice to vacate?

Fill out the Notice to Vacate form and send it in to our office. You can email info@uippm.com to receive a notice to vacate form.

Make sure you receive a response so that you know that we know. You will need to schedule a walk through with your Property Manager. When you email info@uippm.com or service@uippm.com, our Resident Service Coordinators will help coordinate the information to pass on to the Property Manager. Your Property Manager will contact you to schedule the final walkthrough. After that, you will return the keys and a move out form will be processed. You will need to leave a forwarding address for your security deposit to be mailed. Any outstanding or unresolved charges and any damage to the apartment (beyond normal wear and tear) will be deducted as well.

How much notice do I need to give you and through what period will I be charged rent?

As noted in your lease, you must give a minimum of 60 days’ notice or you will be responsible for an additional month’s rent. Most leases start on the first day of the month and end on the last day of the month. Your termination will be consistent with those leasing terms. We do not issue partial month refunds.

Can exceptions be made if I need to move out sooner? How is my pro-rated rent calculated when I move out?

Exceptions are very limited. Military personnel and diplomats often have specific clauses in their lease allowing partial month rent payments. However, most leases start at the beginning of the month and end at the end of the month. Rental payments are due for the entire month’s rent as we do not calculate pro-rated rent amounts.
