  • Troy Fields

    VP of Property Management

    Troy brings more than 25 years’ experience to his role as Vice President of Property Management. Providing executive leadership to his role with UIP, Troy is responsible for the execution of business strategies, client relations and oversees all property management operations and the integration of UIP Property Management programs and initiatives.
    Prior to joining UIP, Troy was Regional Vice President for The Bainbridge Companies where he was responsible for the management for 6,700 apartment homes in the Mid-Atlantic region. Troy has held Regional Vice President positions with Carmel Partners, Laramar Group, and Monogram Residential Trust. Troy has managed in multiple markets including Texas, Florida, Georgia, Virginia, Maryland, Washington DC, New Jersey, and Massachusetts.
    Troy’s experience in multifamily operations expands into the oversight of acquisitions, marketing, training and residential asset management. Troy has extensive new development experience having completed 20+ lease-ups during his career. Troy also has wide-spread experience with renovations and repositioning assets having completed in excess of $100M+ in capital projects during his career.
    Troy holds a CAM designation (NAA), ARM® designation (IREM), and is currently a Candidate for the CERTIFIED PROPERTY MANAGER® Designation. He is an active member of PMA, NAA and IREM. Troy attended Virginia Commonwealth University.

  • Tracey Harris-Sanford


    Tracey Harris-Sanford recently joined Urban Investment Partners as Controller in July 2020, bringing over 18 years of real estate accounting experience. Prior to joining UIP, she was the Director of Accounting at Gates & Hudson, Inc., a third- party fee management company that managed over 20,000 residential units and 21,000 square feet of commercial/retail space. She also worked for Bernstein Management Corporation and The Mills Corporation.

    Tracey brings expertise in system implementations, with in-depth knowledge of Yardi and streamlining processes for efficiency in the accounting department.

    She holds a Master’s in Accounting and Finance and a Bachelor’s in Accounting from the University of Maryland, University College.

  • Dominique Danielle

    Director of Marketing

    Dominique Danielle is a property management specialist who brings finesse to UIP Property Management’s sales and marketing efforts. With a BA in finance and a Bahamian background, Dominique combines business savvy with all the warmth the Bahamas (the island of hospitality) is known for.

    Dominique’s love for real estate began at the age of 16 when she worked in custom new home sales to pay for school. During her first year in the business, Dominique sold homes to Washington Redskins players. While working for the builder, Dominique fell in love with the construction aspect of the business and studied to become a general contractor and an investor’s agent. Dominique was then introduced to a local real estate investment group, for whom she went on to renovate and sell more than 70 homes.

    Shortly thereafter, Dominique was recruited by a REIT manager to help reposition and lease up a local apartment community, where she was drawn to the idea of renovation of properties on a much larger scale. It was there that Dominque found her passion for leasing and marketing. Having managed lease ups for communities ranging in size from 38 to 2100 units, Dominique has developed a unique skill set for generating leads and closing.

    Joining the UIP Family means Dominique gets to remain local, which means she gets to spend time with her family without sacrificing her love for both construction and leasing! It also means she is in the field everyday working hard to attract and retain the wonderful residents we serve.

  • Ari Strauss

    Ari oversees leasing activities and leasing compliance for UIPPM, assuring that leases and lease files are complete, working with and training property management and staff. Ari provides support to leasing staff and is in charge of leasing activity reporting and overall unit status. Ari provides support to other PM operations, as well as rent control compliance. Prior to joining UIP, Ari is UIP’s corporate expert on leasing, management operations, and rent control. Prior to joining UIP, Ari worked on Capitol Hill for many years as an aide to multiple Members of Congress.

    With his significant knowledge of property management and leasing, he is an invaluable resource for our operational managers. Ari has a Bachelor of Science in Applied Economics from Hofstra University.

    Carla came to UIP in 2011 with over 20 years of administrative and accounting experience in the property management profession. Prior to, she worked up from Sr. Property Accountant to Utility Specialist at Realty Management Services, Inc. in Bethesda, MD. Experienced, extremely organized and detail-oriented, Carla brings efficiency and effectiveness to the position and to UIP.
