Purpose of this Notice

The purpose of this Privacy Policy (“Privacy Policy”) is to inform you of how Urban Investment Partners Property Management (“UIPPM”) and its family of companies, including its affiliates, subsidiaries, and other related entities operating apartment communities owned or managed by UIP (collectively, “UIP”), protect and use your personal information. We are committed to respecting your privacy rights. Please read this Privacy Policy carefully. It gives you important information about how we handle your personal information.

This Privacy Policy covers information practices of websites that link to this Privacy Policy, including uippm.com and any subdomains thereof (collectively, the “Sites”). Websites that do not link to this Privacy Policy are covered by other privacy policies even if such websites are operated by or for UIPPM.

This Privacy Policy is effective as of the date first listed above and has been developed with the recognition that applicable laws regarding privacy and personally identifying information, and the dissemination thereof, are evolving. Accordingly, this Privacy Policy is subject to change at any time and UIPPM expressly reserves the right to modify the terms of this Privacy Policy at any time and in our reasonable discretion. Your continued use of any Sites that link to this Privacy Policy following our posting of a change notice will constitute binding acceptance of this Privacy Policy and all changes thereto.

This Privacy Policy provides you with a notice of our privacy policies and practices informing you of the types of information that we collect from you and the persons or entities to whom your personal information may be disclosed.

Information We Collect 

In the course of your use of the Sites, you may voluntarily share information about yourself with us in several ways. You may provide information to us on applications or other forms when communicating or transacting with us in writing, electronically, or by phone, and through requests for forms or literature in connection with your renting a UIPPM apartment. 

Following are the categories of personal information we may collect from you when you share it with us:

  • Identifiers (e.g., a real name, alias, postal address, unique personal identifier, online identifier, Internet Protocol address, email address, account name, social security number, driver’s license number, bank account number, or other similar identifiers).
  • Information that identifies, relates to, describes, or is capable of being associated with, a particular individual, including, but not limited to, his or her name, date of birth, signature, address, telephone number, education, employment, employment history, marital status, bank account number, credit card number, debit card number, income, assets, credit score, credit history, lines of credit information, or any other financial information.
  • Commercial information (e.g., records of personal property, products or services purchased, obtained, or considered, or other purchasing or consuming histories or tendencies)
  • Characteristics of protected classifications under California or federal law 
  • Internet or other electronic network activity information (e.g., browsing history, search history, and information regarding a consumer’s interaction with the Website, or advertisement)
  • Employment candidacy information, including contact, resume and salary information.

If you register to use certain services available through the Sites using login credentials from an account you have with a third-party, such as a Facebook or Google account, you give us express permission to receive certain personal information from such third party, which may include (but is not limited to) your name, address, telephone number, and e-mail address. When you visit the Sites, we also collect technical and usage information that does not identify you personally (“Other Information”), including information about your Internet service provider, the date and time you access the Sites, the Internet address of websites from which you linked to our Sites, the type of device, browser and operating system you are using, and your movements and preferences on our Sites.

Use of Personal Information

We may use your personal information in connection with certain aspects of our business. For example, we may use personal information to contact you in response to your inquiries, comments and suggestions; to contact you otherwise when we deem appropriate; to place part or all of your name and unit number on directories located at our property for third parties to contact you in-person for the specific purpose for which it was volunteered (for example, to receive pricing quotes, surveys, blog updates, etc.); to track our visitors’ use of the Sites for internal market research; to improve the Sites and the services we promote or provide through the Sites or through other means; to customize the content and/or layout of our Sites for each individual visitor; to ask for your participation in brief surveys; to complete any purchases or other transactions you may perform through the Sites; to notify visitors about updates to the Sites or services; to notify you about promotions, special offers, etc., regarding products and services provided by UIPPM; as required by law or regulation, or as requested by government authorities; for our internal business purposes or to otherwise manage your relationship with UIPPM.

You may choose to opt out of receiving future marketing or promotional email messages from us. Each such email (excluding non-promotional communications, such as those responding to your specific inquiries or related to your rental with us) sent by us contains an “unsubscribe,” “opt- out”, or similar link with instructions on how to remove yourself from the applicable email list. Please note that if you are a current resident of one of our communities, and you opt out of receiving marketing or promotional emails from us, you will continue to receive emails from us regarding operational issues surrounding your apartment, your lease, and/or your community. Additionally, we may always email you in response to your correspondence or in connection with any other transactions you have with us.

We may use Other Information, which does not identify you personally, for any reason we deem appropriate, including for purposes of administering, protecting and improving our Sites and systems, to better understand the preferences of our Site visitors, to identify server problems, to compile aggregated statistics about Site usage, and to help personalize your experience on our Sites. 

Sharing Personal Information

We do not sell your personal information to third parties or disclose your personal information to third parties for their marketing purposes, except as set forth herein.

We may share personal information: to other companies within the UIPPM group to better serve your needs; to our service providers (such as our customer support specialists, survey and other email campaign providers, payment processors, cable provider, etc.), who are only permitted to use the information to provide services to us and you; as required by law or legal proceeding or to protect our or others’ legal rights; and in connection with an acquisition, merger, sale, or other transfer of all or any portion of our business. Additionally, we may share personal information with optional service providers that may be of interest to you as a resident of a UIPPM property, such as renters’ insurance providers, rent payment reporting providers, and local concierge and dog-walking providers. We may share Other Information (which does not identify you personally) with any party for any purpose we deem appropriate. We have disclosed for a business purpose to one or more third parties the following categories of personal information that identifies, relates to, describes, is capable of being associated with, or could reasonably be linked, directly or indirectly, with a consumer or household:

Through cookies we place on your browser or device, we may collect information about your online activity after you leave our Sites. Third-Party Analytics Services

We use Google Analytics to better understand the behavior of visitors to our websites. This includes anonymized data associated with your IP address, such as pages viewed on the Sites, length of time on the Sites, browser used to access the sites, and device used to access the Sites. The information collected does not personally or directly identify you or your street address. We use Yardi to send registration emails for the account creation process and to send users quotes generated through the Site. By creating an account or generating quotes through this website, you are implicitly agreeing to get notifications about any quotes you have generated or any Apartment Homes you have explicitly expressed interest in through the website. We use the Yardi platform as our property management software, which stores and processes personal information shared with us by prospective renters and residents of UIPPM properties through that platform to run analytics and conduct our operations. We use Funnel as a supplement to our property management software to store and process personal information shared with us by prospective residents for communication purposes, analytics, and conducting our operations. Data Retention 

We, and/or our services providers retain your personal information as set forth below:

  • Personal Identifiers: up to [4] years
  • Financial Information: up to [2] years.
  • Commercial and leasing information: up to [5] years
  • Characteristics of protected classifications: up to [4] years
  • Internet or other electronic network activity: up to [1] years
  • Employment and candidacy information: up to [2] years

We reserve the right to dispose of or delete any or all personal information at any time (including prior to any specific retention timeframe communicated above), except as set forth in any other agreement or document executed by both you and us concerning the same or as required by law.

  • The right to correction. You may have the right to request that we correct the Personal Information that we have collected or maintain about you.
  • The right to deletion. You may have the right to request that we delete the Personal Information that we have collected or maintain about you. We may deny your request under certain circumstances, such as if we need to comply with our legal obligations or complete a transaction for which your personal information was collected.   • The right to restrict or opt out of the sale of your Personal Information. You may have the right to opt out of the sale of your personal information. We do not sell or share your Personal Information. If this changes we will update our privacy policy accordingly.

This Policy describes how we may share your information, including for marketing purposes. If we discover that we have collected any other personal information about anyone under the age of 16, we will take reasonable steps to promptly delete such information from our systems.

By using this Site, you consent to our collection, use, and disclosure of personal information as described herein. We reserve the right, at our discretion, to change, modify, add, or remove portions of this Privacy Policy from time to time. The amended Privacy Policy will be effective upon posting on the Site.
